Jan's Place is on the move again. After being out of town for two years, and then returning to their old spot on the Jensen Beach circle, they've decided to do it right. The Trudel family, Bob, Jan, Katie and Matthew are reopening down the street in the former Kilwins at 1990 NE Jensen Beach Boulevard.
They've had the windows covered with paper, so we can't even get a peek inside, but I'm sure it is going to WOW everyone. By the way, for those of you planning on visiting for the first time, their is plenty of parking in the rear.
The Grand Opening is set for November 1st. All I can say is: "I can't wait!"

Florida Foreclosure Troubles are Great Opportunity for Buyers
Miami-Dade Circuit Judge Jennifer Bailey was recently quoted as saying the biggest challenge the system faces is "to keep morale up." In 2006 Miami-Dade saw 3,474 foreclosure cases. For the first six months of this year, they have handled 34,417.
That's not a misprint.The scary part is the first three months of this year, bankers were under a wink-wink order from Captain Obama to hold off on foreclosures . . . as if that would somehow help matters. It has not. In fact, Miami-Dade could see more than 50,000 foreclosures during the last six months of 2009, bringing the total close to 100,000 or almost 30 times what it was in 2006.
And this is not just Miami-Dade. The Port St. Lucie market and the Martin County market are facing similar issues.
OPPORTUNITY - Banks are so screwed up at this point, that most of them are either over pricing properties, hoping for a miracle, or they are under-pricing properties . . . leaving HUGE opportunities for first time buyers, relocating buyers, investors and flippers. Jensen Beach Town Houses to Be Sold in Foreclosure
On Thursday, October 8th, at the Martin County Courthouse, 12 town houses in the Renar River Place development will be sold to the highest bidder. With a $4.3 million judgment, Bank of America will be lucky to see anyone bid higher than about a third of their judgment amount.
Deal or No Deal? We'll be watching. I've advised my clients to bid no more than $1,020,000 or $85,000 a unit, and I'm not even happy with that. Unlike the Cynergi deal in Miami the other day, this development has an absolutely horrible location. It should have never been built, and obviously no one at Bank of America did any due diligence. But the developer walked away with a huge paycheck for a development that will sit empty or eventually become some type of affordable housing.

Jensen Beach Sidewalks Program Moves Ahead
The goal is to connect Jensen Beach Boulevard and Savannah Road with the proposed southern segment of the Green River Parkway. The cost . . . $185,000 completely funded by a Department of Transportation grant, the Savannah Road portion will be an eight-foot wide sidewalk on the northeast side of the roadway and a six-foot wide sidewalk on the southwestern side. When completed we will have a 4.5 mile loop around Jensen Beach.
